Is Your Home More Valuable with Energy Efficient Appliances?

It’s impressive the things people do to improve the value of their Tualatin home. We’re talking about crown molding, new floors, new siding, upgrades to the landscaping and much more. The cost of upgrading these things can grow out of hand quickly and if the boost to your home’s value isn’t equally exponential, it’s hard to justify the expense.

So, it’s always nice to find a simple upgrade that can be performed for a few hundred dollars that will save you money immediately and improve the value of your home in the future. Your appliances are one such upgrade.

The Value of Energy Efficiency

An energy efficient washing machine can save upwards of $150 per year on water costs. An energy efficient toilet cuts consumption by as much as 150%. Low flow shower heads cut water costs by one third to one half and your heating and air conditioning systems can be improved by 10-35% depending on the upgrades available to you.

When you add up all those savings, the result is a tremendous amount of money that can be saved each year on everything from your water bill to your cooling needs. Imagine what happens when someone looks to buy your home. They see that there are all new appliances with energy efficient ratings that will save them money.

It’s not just lower bills; it’s a decrease in upfront investment. On the surface, it’s unlikely that your energy efficient appliances will directly increase the value of your home, but they can increase the likelihood of someone paying what you’re asking for the home. They add value to the livability of the home, if not the property itself and in today’s housing market, that’s a major plus.

How Do EER and SEER Work?

If you’ve looked for a new air conditioner in Estacada recently, you probably noticed each unit comes with an EER or SEER rating. The former is for room air conditioners and the latter for central air conditioning units. In both cases, the number is a measure of how efficiently the system uses electricity. Effectively, if you buy a system with a high rating, you spend less on electricity. Of course, there are tradeoffs. The higher rated machines tend to cost much more, so as a homeowner, you’ll have to evaluate how much you can spend now and how long it will take to save money from that investment.

How EER and SEER Are Measured

These numbers are required by the government to tell you, the consumer, how many BTUs per hour the device can use for every watt of electricity drawn. The more BTUs a system can use, the better for your bill.

Let’s say you want to buy a 10,000 BTU system to cool your living room and dining room. A pretty standard number for a single room unit is 11, meaning the 10,000 BTU system would use about 900 watts per hour to run at full capacity. We figure this out by dividing the BTUs (10,000) by the watts (900).

There is a lot of math to do here, so many people simply look for a higher number within their price range. But, at what point is the upgrade really worth your extra money?

Choosing the Right Energy Efficiency Rating

The easiest way to describe this is to compare two similar devices with different EERs:

In this particular case, we can spend more for a device that is the same size but uses less electricity. The question then is whether that increased expenditure will pay off in the short term. Let’s assume each device would be operated for 10 hours per day for 30 days in a typical summer month. That’s 300 hours of operation. If the average cost per kWh in you are is $0.09, it will take 4 hours for the first air conditioner to consume 1 extra kilowatt of electricity equal to an additional $0.09. If your air conditioner runs for four months out of the year, we know that it will operate for a total of 1200 hours. That means:

[(1200 hrs x 242 watts) / (1000 watts/kw) ] x $0.09/kWh = $26

So, you save roughly $26 per year from that high efficiency unit. With a $150 price difference, you will break even after 6 years (though probably sooner if the price of electricity goes up).

Can I Choose Environmentally Friendly Coolants?

Air conditioners are indispensable in many parts of the country, including Eagle Creek, but their environmental impact has long been a source of controversy. In particular, the coolants that were used in the earliest air conditioners, chlorofluorocarbons (CFCs) have done quite a bit of damage to the Earth’s protective ozone layer.

When this affect was discovered, countries all over the world acted to have them phased out of production and use in air conditioning. While CFCs have not been produced since 1995, there are still many air conditioning units functioning today that use CFCs. As these units wear out, of course, the CFCs will gradually disappear from use altogether.

Another type of coolant that is commonly used in air conditioners is hydrochlorofluorocarbons (HCFCs). These have a slightly lower environmental impact than their cousin CFCs, but they are still not ideal in terms of preserving the ozone layer and impeding the progress of global warming. HCFCs are gradually being phased out as well, and they will no longer be produced at all by 2030.

However, it is still possible to buy air conditioners that use HCFCs as a coolant, and if you can avoid this, you should. HCFCs are not nearly as environmentally friendly as some of the other options on the market, and if you are concerned about the effect that these types of chemicals can have on our environment, it is best to steer clear of air conditioners that use HCFCs.

So what coolants are considered environmentally friendly? Well, there are actually two options in this regard. The first are hydroflourocarbons (HFCs). Although they are quite similar to CFCs and HCFCs, HFCs do not contain chlorine and so do not do the type of damage that their predecessors were capable of. You can find air conditioners that use HFCs relatively easily by looking for an “ozone friendly” label on the box.

Refrigerant blends are also becoming a more and more popular environmentally friendly coolant solution for air conditioners as well. Although these types of c29oolants typically cost more to produce and so can drive up the cost of the air conditioners that use them, they should begin to come down in price as they are more widely adopted across the industry. Just as with HFCs, look for the “ozone friendly” label to identify air conditioners that use refrigerant blends as coolants.

When to Replace Your Air Conditioning System

One of the last things you probably want to think about is replacing the air conditioning system in your Colton home. However, the time will come when you can no longer ignore the fact that your air conditioning system is not getting the job done like it used to. And considering your replacement options early can help save you a lot of money and aggravation in the long run.

Before you can start looking at replacement options, though, you need to be aware that the time has come to replace your current model. Well, there are actually quite a few warning signs that, if you are attuned to them, will help you determine whether or not it is the right time to replace.

Problems like inadequate or uneven cooling or mismanaged humidity levels in your home are a good sign that something is not working right in your air conditioning system and that it may be time to replace. At the very least, you should call someone out to take a look and let you know what type of repairs you are looking at.

You should also think about replacing an older system even if it is still working fine because the newer systems available are much more energy efficient than even the top of the line models available ten years ago. While you will have to pay the purchase and installation cost up front, you will immediately begin to save substantial amounts on your monthly cooling bills.

How to Use AC Most Efficiently

Air conditioning is definitely something most of us wouldn’t want to try and get through the summer without, even in Colton. And for a lot of people, because of medical or other conditions, it’s an absolute necessity. But just because you need to run your AC unit all summer doesn’t mean you need to suffer under the weight of astronomical cooling costs.

So if you’re interested in ways to save on cooling without sacrificing comfort, here are a few tips to get you started:

  • Get a Programmable Thermostat – When you come home at the end of a long day, you want your home to be cool and comfortable. But if you only have a basic thermostat, you would have to leave your air conditioning on all day in order to make this possible. Paying to cool an empty house is probably the last thing you want to do. But what is the alternative?

    Programmable thermostats offer the best solution in a case like this. These devices can be easily integrated into just about any home air conditioning system and they allow you to set different temperatures for different times of the day. That means you can have your air conditioning off while you’re not home and set it to come on a half hour or so before you get there. This way, you get the pleasure of walking into a cool, comfortable house without paying extra to keep it that way when you’re not home.

  • Incorporate Passive Cooling – The design of your home and how you use it can also have an effect on how hard your air conditioning system needs to work. Taking steps as simple as closing the blinds to block out the afternoon sun, putting up awnings and making sure that the exterior of your home is painted a lighter color to reflect sunlight rather than a darker one that will absorb it are all excellent ways to reduce the load on your air conditioner.
  • Supplement Your System – You can also take a good chunk out of your cooling bills by using things like ceiling fans in conjunction with your air conditioner. A ceiling fan can effectively lower the indoor temperature several degrees on its own, allowing you to set your thermostat a little higher.

Air conditioning is a major expense that most of us are resigned to paying, but there’s no reason to pay more than necessary with so many strategies available to save money.
